MasterPlan was engaged by Investa Property Group on behalf of Defence Housing Australia (DHA) to prepare the subdivision of Muirhead Stages 5–7 in Darwin’s northern suburbs. Muirhead Stages 5–7, later called “Breezes”, includes 389 urban residential lots and 55 rural residential lots of 4,000m². Together with Stages 1–4, Muirhead will comprise 1,150 residential lots.
Site master planning ensured an appropriately sized and located commercial/community purpose centre to provide a ‘heart’ for the Muirhead community, and an open space network enabling connectivity both between Muirhead and the surrounding areas. Formal and linear open space areas for passive and active recreation comprise 20 percent of the site. The concept is influenced by drainage, access to the existing road network, and surrounding land constraints including mosquito breeding areas further to the east.
Close consideration was required in relation to lot layout, orientation, and the ability of the subdivision to access prevailing breezes. The ‘breezeway’ concept ensures a large void space between built forms, orientated to ensure internal circulation of prevailing wet season breezes through the long axis of dwellings, and the incorporation of a unique, shaded side yard design.
Careful planning allowed for the inclusion of a ‘superlot’ for the planned development of 28 units by DHA within the established road layout and lot orientation, and to achieve the required mix of lot sizes and dwelling density.
MasterPlan liaised with referral agencies and other consultants, prepared concept and detailed subdivision plans, and lodged and managed the development application.
