MasterPlan was key adviser to Rivergum Homes in the development of a former Housing SA site ‘The Boulevard’ located on the corner of Frederick Road and West Lakes Boulevard at Royal Park in Adelaide’s western suburbs. The unique nature of the site comprising a whole ‘block’ surrounded by four roads, and its location on key transport routes, called for a design which was innovative and repositioned the community expectations for medium density development in the locality.
MasterPlan lead a strategy which saw the Development Assessment Commission appointed as the relevant authority for the assessment of the project by the State Coordinator General. The project was the subject of some concern from the City of Charles Sturt as to density, which needed to be managed throughout the course of the assessment project.
Managing a diverse team of sub-consultants, MasterPlan led the development of an extensive application package which was graphically rich and clearly articulated that, notwithstanding the density of the development being significantly greater than that prevailing in the locality, the transition would be wholly appropriate. This, combined with high quality design ensured that no material opposition was received from the community when the project was presented for public notification.
The proposal enabled a high yield of 73 dwellings at over 80 dwellings per hectare, but retained a moderate scale comprising two and three-storey townhouses and three storey apartments, with a large open space area in the centre of the site.
The project was ultimately approved by the Development Assessment Commission and is now progressing rapidly through construction.
