MasterPlan was intimately involved in the planning process of Vue on KWS, Asian Pacific Group’s latest residential project located in the Southern portion of Adelaide CBD. The 205 dwelling apartment building at 411 King William Street will be Adelaide’s tallest residential tower, with an overall height of 85 metres. The development contains a mix of 1, 2 and 3 bedroom dwellings, and also boasts a rooftop garden, recreation deck and ground floor commercial tenancies creating an active frontage to King William Street.
The development incorporates 15 per cent affordable housing and provides 172 on-site car parks at a rate of 0.75 spaces per dwelling together with storage areas for each dwelling. MasterPlan’s role was to provide professional advice for the preparation and lodgement of an application for Development approval including the provision of strategic advice throughout the pre-lodgement application process. Development in the City of Adelaide with a value in excess of $10 million progresses through a case-managed process, which includes a design review led by the Government Architect. MasterPlan guided this process in order to help prepare the development application for lodgement and reduce delays during assessment.
MasterPlan collaborated with a number of specialised consultants. MasterPlan’s advice was integral to the smooth and timely progress through the pre-lodgement and subsequent assessment process with significant input including:
• investigating and resolving land use planning and design issues
• coordinating the exchange of information when referrals with government agencies occurred
• review of advice from the Government Architect
MasterPlan coordinated the consultant team on this project, forming an integrated specialised collective comprising architects Woods Bagot, traffic consultants MFY, heritage advice from Flightpath Architects, waste management advice from RAWTEC, wind impact advice from MEL Consultants, aeronautical impact advice from AMBIDJI Group, acoustic advice form SONUS Engineers and services input from BESTEC Consulting engineers. Valued at $100 million, the high density residential development is well under construction. The apartments offer a great CBD location and proximity to public transport, and the open recreation space of the southern parklands.
