MasterPlan assisted with the planning and approvals process for Wirra Mikangka, a landmark build-to-rent development delivering 151 new homes on the edge of Adelaide’s CBD in Eastwood.
Overlooking the south-eastern Park Lands, the $85 million project comprises a nine-storey and five-storey building with shared resident amenities, landscaped gardens, and active ground-floor retail and hospitality uses. The development has been carefully designed to support a mixed-tenure community and deliver high-quality, sustainable housing in a well-connected inner-urban location.

Named “Wirra Mikangka”, Kaurna for “in front of the forest”, the development reflects a commitment to place and culture. The name was developed in consultation with Kaurna representatives, embedding recognition of Country into the project.
The development is being delivered by Housing Choices Australia in funding partnership with South Australian Housing Trust and Housing Australia.
Housing Choices will manage the homes under a 49-year Ground Lease model, providing long-term operational certainty and ensuring strong management and community outcomes.
Expected to welcome residents in late 2027, this project demonstrates what is possible through collaboration — delivering well-located, high-quality housing that supports people to live, work and thrive close to the city.
